Selling without an agency in Luxembourg

What you take on yourself

An agency values the property, produces the listing, screens enquiries, arranges viewings and follows the file through to the deed. Selling yourself, you take back those tasks — and the commission. Most of the effort falls in the first two weeks: a complete listing at a sensible price spares you months of pointless viewings.

Preparing a listing that holds up

An energy passport is mandatory before putting a property up for sale, so arrange it early — publication depends on it. On content, shoot photos in natural light and describe what they cannot show: orientation, neighbourhood, service charges, recent work. A listing that answers questions in advance draws fewer enquiries, but better ones.

Screening enquiries

You will hear from serious buyers, from the merely curious, and from professionals prospecting for stock. Always ask where the financing stands before scheduling a viewing: that one question removes a good share of the appointments that lead nowhere. Only give the exact address once the viewing is agreed.

From agreement to deed

The agreement is formalised in a preliminary sale contract, which binds both parties and sets the conditions precedent — securing the loan above all. The notary then checks title, easements and planning before drawing up the deed. This is the one stage where professional involvement is not optional: in Luxembourg, transferring ownership requires a notary.
