Cross-border

Buy or rent: Luxembourg or the cross-border side?

What your country of residence changes, what prices per m² show, and how the search compares properties within a given travel time from a cross-border town.

Taxation

The applicable tax regime depends on your country of residence, not the country where the property is located. A French or Belgian resident working in Luxembourg remains subject to their country of residence's tax regime for property they own there: check with a cross-border tax advisor before deciding.

Price per m²

Prices per m² are structurally higher in Luxembourg than in cross-border towns (Thionville, Arlon, Trier), which leads some cross-border workers to live on the French, Belgian or German side. To compare, the Estimate page shows the average price per m² of apartments sold in each Luxembourg town, from the Observatoire de l'Habitat; the search filters properties by travel time from the cross-border town of your choice.

How the travel time is worked out

You pick a starting town among the cross-border towns offered (Thionville, Metz, Arlon, Trier) and a maximum travel time in minutes; the search only shows properties estimated to be reachable within that time. It is an estimate, computed from the straight-line distance and an average speed, not a real road travel time: neither terrain, nor traffic, nor the time of day is taken into account, and the actual time may differ noticeably depending on the route. The filter only starts from one of these cross-border towns.
